Fiction: Modular homes can be
bought for a fraction of the price of a site built home.
Fact: A Modular home is a good
value,
but you should not expect an unrealistic discount to other types of
building. When you purchase your new modular home you are choosing unmatchable
quality and speedy completion. If a modest savings accompanies those
features you win in every way. As in any business you will find as many
pricing policies as you will builder/dealers. BE ALERT. Sometimes there
are genuinely good buys, but watch out if it sounds too good to be true.
Fiction: Small affordable modular homes
are the best buy.
Fact: Small modular homes are a great
value.
They are priced competitively and are far superior in quality than site
built counterparts. However, the larger the home the the greater gain
in cost efficiency. Most of the savings on a modular home is on materials
bought in large quantities, and extremely efficient use of labor. So
the simple conclusion: the bigger the house, the more materials and
labor, the greater the savings. A large Custom home is a great value
for this reason, but this does not mean everyone wants, needs or can
afford a large Custom home, but you would be surprised at how many can!
Fiction: Modular Homes are difficult
or expensive to finance (This is way off the mark!!!)
Fact: The modular home is easily financed.
A bank is assured strong resale value due to quality and the home is
70-80% complete after the set is complete. This gives them great satisfaction
to know that the mystery builder concept will not occur, and leave them
out in the "weather" along with the house half finished and mostly financed.
